Why sell right now? There is a low inventory in the market, interest rates will be rising to 4.5% in 2016. Both of these factors will be driving buyers making this a sellers market. YOU can get more money for your home now.

 The basics

  1. Get a friend or relative, one you hate, the blunt one you won’t sit next to at Thanksgiving, to come over and tell you exactly what they see, smell, hear and why they wouldn’t buy your home or what you need to increase its appeal. Make a list and do it!
  2. Clear out all personal pictures, even the drawings on the fridge.
  3. Interior décor then go to Pinterest. What is currently trending in paint colors and Interior décor? The buyers especially the young are picky. Remove wall paper, repaint making the color pallet neutral.
  4. What’s the condition of the roof? New insurance standards demand an up dated roof on older homes.
  5. Remove all signs of pets. Empty closets and clutter.
  6. Updated kitchen, bright lights or sunshine, cleanliness, a home warranty, flowers by the front door and the smell of cookies freshly baked, waiting on a plate w bottled water are all good ideas. I want to discuss getting your home and you ready to sell from a spiritual perspective.

Are you and members of your family really ready to let go and move? Buyers can sometimes sense a family that is not ready to let go. Get your entire family in alignment with selling as a goal. Explore and discover hidden reasons a family member might be holding on, get them on board about the move.

Examine hidden emotional attachments. Did you bring home the baby to this house? Was this your newly wed house? Acknowledge the tie. You can do a closure ceremony to release the emotional tie, light a candle, center your self, thank your house for its shelter and memories. Let the emotions and memories wash over you. Acknowledge them and release them Then, in your imagination, welcome the new owners. Bless them and their time in their new home. Blow out the candle with expressions of gratitude Thank You Thank You Thank You Once you feel everyone is ready to let go, begin to visualize the preferred outcome of the selling process. Imagine, lots of showings, many offers. See the new buyer shaking hands with you. You are both smiling. WIN WIN! See yourself at the closing table. See the money in your account. Imagine how happy and relieved you feel. 

So YOU are ready to sell. Is the HOUSE ready? Lets say you are leaving the home because of a divorce. What is the unseen lingering vibration in the home? An easy test is sound. Clap, ring a bell or even bang two sticks together. Move around the house clearing old energy. If it thuds or the bells ring is dull, continue making the sound until the sound is clear or true.

Another tried and true method is sage. A stick of sage can be purchased at Whole Foods or Earth Fare. Open doors and some windows to provide an exit for the negative energy. Keep a ceramic plate underneath the lit smudge stick to catch any embers. Move from room to room. Let the smoke billow though out the house. (Keep away from the smoke detectors) You can say a prayer or state your intention that any negative vibrations should leave your home and leave YOU!!

 Above all, hire a great real estate agent who knows your market and has experience and will aggressively market your home and keep you informed weekly of all he or she has done on your behalf.
